The Ministry of Development, Territorial Articulation, and Housing, through the Andalusian Housing and Rehabilitation Agency (AVRA), has awarded the construction of 69 protected housing units in Parque de Automovilismo de Granada for 2,305,996 euros. The Minister of Development, Rocío Díaz, announced this allocation in the Andalusian Parliament, marking the utilization of a plot in Granada’s capital that had been unused for over a decade.
Rocío Díaz mentioned that the plot was acquired in 2008 but was neglected for 12 years by previous governments. She stated, «It wasn’t until 2020, under the Government of Juanma Moreno, that we began urbanization works, investing over 1.8 million euros.»
Furthermore, the Minister highlighted the efforts made to develop these lands through the land swap system for built houses, promoted by AVRA. The developer already has a project and a license, expediting the start of construction, which is estimated to take 24 months.
The Provincial Housing, Land, and Equipment Company of Granada SA (Visogsa) has been awarded the contract to build this development on a 2,478 square meter plot. This new project will be strategically located in the city, connected to Avenida del Sur and Camino del Ronda, close to the train station, and equipped with a hospital, sports center, and shops. It will consist of 69 protected housing units with garages and storage rooms, under a limited purchase agreement, along with six commercial spaces and 64 free parking spaces. There will be five four-bedroom units, 42 three-bedroom units, 6 two-bedroom units, and the remaining 16 units will have one bedroom.
Through this public land swap for housing initiative, AVRA will transfer the plot to Visogsa in exchange for a percentage of the built houses and ancillary facilities. To benefit future buyers, Visogsa commits to limiting the down payment to a maximum of 8% of the property’s sale price.
Moreover, the Parque de Automovilismo project will prioritize energy efficiency. The homes will feature insulation systems to optimize electricity consumption and family comfort, low-consumption sanitary devices, aerothermal installations for hot water production, and ducted air conditioning. Common areas will have high-efficiency LED lighting. An arboreal area within the development will offer benches, planters, and lampposts for residents’ leisure and enjoyment.
Seven Times More Protected Housing in Granada
The Minister of Development emphasized that this project is part of the housing policy shift led by the Government of Juanma Moreno in Andalusia, particularly in Granada province, where «1,600 protected housing units have been classified,» a significant increase compared to the meager 229 units in the two previous legislatures before 2019.
In addition to the Parque de Automovilismo project, two other key projects in Granada have been mentioned. Firstly, the revitalization of the former Cuartel de Mondragones, after two decades of abandonment, to build over 500 predominantly protected housing units, with an investment of 5.2 million and a contribution of 2.6 million from AVRA.
Furthermore, the Minister highlighted the imminent handover of 150 protected housing units on Rosa Chacel street in Granada, which involved an investment of 17.4 million and a subsidy of 2.7 million from the Ministry.
